DSCR Loans · Shopping for a Lender

Where can I get a DSCR loan?

DSCR loans mainly come from non-QM investment-property lenders, private and portfolio lenders, and mortgage professionals or advisors who can compare several investor programs. Some banks and credit unions offer rental cash-flow loans under other names. The best source depends on your property, credit, entity structure and loan size, and on whether you want one lender's program or a side-by-side comparison.

What kinds of lenders offer DSCR loans?

There's no single national DSCR program. Each lender sets its own guidelines, which is why two lenders can treat the same rental very differently.

Non-QM investment-property lenders

The most common source of long-term DSCR financing. These lenders specialize in mortgages outside the Fannie Mae and Freddie Mac framework. A typical program may cover one- to four-unit rentals, LLC borrowers, purchases and refinances, long-term rentals, some short-term rentals, foreign nationals and investors with several financed properties. Their rules still differ on credit, leverage, minimum DSCR, reserves and property types.

Private lenders

"Private lender" covers a lot of ground. Some focus on bridge and fix-and-flip loans; others offer long-term rental loans that work like DSCR mortgages. Ask exactly what you're being offered. A 12-month bridge loan based on property value isn't the same product as a 30-year DSCR rental loan just because both are business-purpose loans.

Portfolio lenders

A portfolio lender keeps some or all of its loans instead of fitting each one to a standard secondary-market program. That includes some banks, credit unions, private financial institutions and specialty real estate lenders. Their flexibility helps when a property or borrower doesn't fit a standard DSCR box, but "portfolio" doesn't mean easier. They can be conservative on geography, property type, relationship, loan size, global cash flow and concentration.

Banks and credit unions

Some banks and credit unions offer rental loans based partly on the property's cash flow, but they may call it an investor real estate loan, a rental property loan, a portfolio mortgage or a commercial real estate loan rather than "DSCR." They're worth checking if you have straightforward documentation, an existing relationship and property in their local market. A retail branch that mainly does consumer mortgages may have no DSCR product at all.

Should I go directly to one lender or use someone who compares programs?

Either can work.

A direct lender is efficient when you already know its program fits, the property is straightforward, and you're comfortable comparing the structure yourself. The limitation: you only see that lender's programs.

A broker or investor-financing advisor with access to several programs can matter, because DSCR pricing and eligibility shift with credit, DSCR, property type, loan amount, state, LLC structure, short-term rental use and foreign-national status. A program that's unattractive for one scenario can be very competitive for another. The FTC's mortgage-shopping guidance makes the same point: brokers can offer a wider selection of products and terms, but you should still compare the terms yourself. Ask to see the material differences side by side.

Where does Viador Partners fit?

Viador Partners is an investor-financing advisory. We review your scenario against available DSCR program options, including interest-only and 40-year structures, and lay out the trade-offs side by side so you can compare complete terms, not just a rate.

Why do different DSCR lenders quote the same property differently?

Each program has its own pricing and eligibility adjustments. Two lenders can agree a property has a 1.25x DSCR and still offer very different structures, with differences in:

That's why "what's your DSCR rate?" is a poor way to shop. Every rate is attached to a complete structure.

Worked scenario: first-time investor comparing DSCR sources

A first-time investor is buying a Florida rental.

DSCR: $3,000 ÷ $2,300 = 1.30x

The PITIA is an assumption for this example, not derived from an interest rate and not a quote.

The investor sends the same scenario to several sources. One program accepts 75% LTV but requires more reserves. Another has the same LTV with a shorter prepayment period. Another allows interest-only, lowering the initial payment. Another doesn't accept first-time investors or this property type. The property didn't change; the program did.

Build every quote from the same purchase price, loan amount, credit profile, rent, property type, entity and closing date. Otherwise you're comparing different deals.

What should I compare besides the rate?

Loan-to-value. Compare the actual maximum LTV for your scenario. A lower rate isn't better if it needs much more cash. See how much down payment you need for a DSCR loan.

Reserves. How many months? Based on which payment? Do investment accounts count? Are extra reserves required for your other properties? For foreign nationals, where must reserves be held?

Prepayment structure. No penalty, a fixed percentage, a step-down, yield maintenance, or something else? Compare it with how long you realistically expect to keep the loan.

Interest-only option. Some DSCR programs offer an interest-only period. It lowers the initial payment, which can improve the DSCR and early cash flow, but the balance doesn't go down during that period and the payment rises when amortization starts. Compare the full payment schedule.

40-year structure. Some programs offer 40-year terms or 40-year amortization. A longer amortization lowers the payment and can improve the DSCR, but principal is repaid more slowly. Ask whether it's a true 40-year term, 40-year amortization with an earlier maturity or balloon, or combined with an interest-only period, and judge it on the whole schedule, not the first payment.

Fees and points. Compare lender and broker charges side by side. One point is 1% of the loan amount, so on a $300,000 loan, 1 point = $3,000. Fewer points with a different rate or prepayment structure isn't automatically better or worse; compare total cost over your expected holding period.

Rate-lock terms. Is the quote locked? When does the lock expire, and does it cover your closing date? What does an extension cost? What changes to the property or borrower could alter the locked terms? Business-purpose DSCR loans don't come with the standardized consumer Loan Estimate, so get the terms in writing as a quote or term sheet and compare like with like.

LLC rules. Can the LLC be the borrower and title holder? Which members must guarantee? Are multi-member, entity-owned or foreign-owned LLCs accepted? See can an LLC get a mortgage on a rental property?

Property-type limits. Confirm the program accepts your property: single-family, condo, two- to four-unit, short-term rental, vacant property, non-warrantable condo, rural property or a small loan amount. A great quote for a leased single-family home means nothing if your property is a vacant condo the program won't finance.

Should I choose interest-only just because it improves DSCR?

No. A lower payment improves the ratio, but qualification is only part of the decision.

The ratio improved, but you're not paying down principal during the interest-only period. The real question is whether the structure improves your investment plan or just makes the ratio look better.

What should I have ready before asking for terms?

Don't send five lenders five incomplete versions of the deal. Prepare one scenario.

For a purchase:

For a refinance, add the current value, existing loan balance, desired cash out, the current loan's prepayment terms and the purchase date.

The more consistent your inputs, the more useful the comparison.

When doesn't the lowest quote win?

The right choice is the structure that fits the property and how long you plan to hold it.

FAQ

DSCR loans most commonly come from non-QM investment-property lenders, private and portfolio lenders, and mortgage professionals with access to investor programs. Some banks and credit unions also offer rental cash-flow loans, often under a different product name.

Some do, usually through portfolio or commercial real estate departments, but many retail branches focus on conventional consumer mortgages. A bank's rental-property portfolio loan may also qualify you differently from a dedicated DSCR program.

Neither is automatically better. A direct lender is efficient when its program clearly fits; a broker or advisor can compare several programs. Either way, compare LTV, reserves, fees, prepayment terms, entity rules, property eligibility and lock terms, not just the rate.

No. Programs differ on which rent they accept, which costs go into the payment, the minimum ratio, how they treat short-term rentals and whether they allow DSCR below 1.0. Confirm the actual calculation before comparing quotes.

Some programs offer interest-only periods, depending on the borrower, property and program. Interest-only lowers the initial payment but doesn't reduce principal during that period, so compare the later payment and the total structure before choosing it.

Some programs offer 40-year terms or 40-year amortization. Confirm whether it's a true 40-year term, a 40-year amortization with an earlier maturity, or combined with an interest-only period, and compare the full payment schedule.

At minimum: the property address, price or value, requested loan amount, expected rent, taxes, insurance, HOA dues, credit range, available equity and reserves, entity structure and expected closing date. Consistent inputs make side-by-side quotes meaningful.
