Why I left corporate life
to build this.
I grew up in a small town in Ohio. My father built a small business there — I started working in it young. My brothers own and run it today.
That’s where this started.
I got into mortgage the real way — originating loans, one borrower at a time, learning what it actually takes to close a deal that matters to someone.
Then I spent 15 years building national direct-to-consumer mortgage teams at regional banks — from scratch, at scale, across every borrower type and market condition. Congressional Bank. BayFirst. Thousands of transactions.
And then I made a decision.
Three years at Citi taught me how the biggest financial institutions in the world operate. It also confirmed what I already knew — the system wasn’t built for the people doing the real work.
I walked away to build something that was.
I had spent 20 years watching the same thing happen — real estate investors, self-employed borrowers, business owners with great deals getting turned away by a system that wasn’t built for them. People who knew exactly what they wanted but couldn’t find anyone willing to make it simple enough to act.
I built Viador Partners for those people. The tools. The intelligence. The financing. Everything you need to stop waiting and start moving.
This is the door. We just make it easier to walk through.
The name comes from two words: via — the path forward — and dor — the door.

I didn’t come to lending from finance theory. I built my understanding deal by deal, division by division — in environments where getting it wrong had real consequences.
2026 – Present
Founder
Viador Partners
Built Viador Partners to connect real estate investors and small business owners with business purpose lending most of them never knew existed. Direct lender relationships. Personal deal review. The institutional background, applied where it actually matters to investors. Also founded NextDutyVet (nextdutyvet.com), a VA mortgage advisory platform helping veteran homeowners restructure debt, lower rates, and build toward investment property ownership.
2023 – 2026
Citi
Not as a banker — as a transformation executive. Taking institutional processes global. Managing stakeholders who think in billions. Operating at a level where the decisions you make affect thousands of borrowers you'll never meet. The rigor and complexity at this level sharpened how I think about deal structure, risk, and execution under pressure.
2007 – 2022
Regional Banks — SVP
15 years building national mortgage teams from scratch. Leading large-scale lending divisions covering residential mortgage, small business lending, credit risk management, and portfolio oversight. This is where the foundation solidified: understanding underwriting from the inside out, managing teams at scale, and developing the judgment that comes from seeing thousands of loan scenarios across different market cycles. Proximity to real estate investor financing deepened here — and so did the understanding of where conventional lending consistently falls short.

The institutional background matters here. I've seen what good underwriting looks like from the inside. I know what a lender is actually looking for, and I can tell you honestly whether your deal is there before you've wasted time on a full application.
The goal isn't to close every deal — it's to be the person investors and their advisors trust to give them a straight read on their financing options. That reputation takes years to build. I'm not going to compromise it by overselling a deal that doesn't work.

The financing structure
most investors don't know exists.
Business Purpose Lending is where I've chosen to focus Viador Partners' energy — not because it's the only thing I do, but because it's the area of greatest unmet need and the least well-understood by the investors who could benefit most from it.
The investors who benefit from BPL aren't fringe cases. They're serious, active real estate investors who have simply run up against the structural limits of a consumer lending system that wasn't designed for them. The conventional mortgage was built for someone buying one home to live in. BPL was built for the investor buying their seventh, or their first one through an LLC, or the one where personal income just doesn't tell the full story.
My goal with every piece of content on this site — and every deal I review — is to make sure that if you're building a real estate investment portfolio, you understand the full range of tools available to you. Not just the ones your bank offers.
