The story

Why I left institutional
lending to build this.

I spent the better part of two decades inside some of the most rigorous lending environments across the globe. Senior lending leadership across regional banks — running divisions, managing credit risk, building teams. Then three years at Citi as Vice President of Global Program Management, working at a scale and complexity most lenders never see.

What I kept running into — at every level, in every institution — was the same gap. Real estate investors with strong deals, solid track records, and real portfolios hitting walls that had nothing to do with the quality of their investment. Conventional loan limits. DTI calculations that penalized business owners. Underwriting frameworks designed for homeowners being applied to people building multi-property investment businesses.

The conventional mortgage system wasn't built for investors. It was built for families buying homes. Serious investors need a different tool — and most of them don't know it exists.

That tool is Business Purpose Lending. And the opportunity I saw was simple: most investors have never heard of BPL, most brokers don't specialize in it, and the lenders who offer it aren't always easy to find or work with directly. There was a clear need for someone who understood both the institutional side of how these programs work and the investor side of what actually matters when a deal is on the table.

That's why I built Viador Partners. The name comes from two words: via — the path forward — and dor — the door. Most investors are standing in front of the right door and don't know it's there. That's the only problem Viador exists to solve.

I didn't come to lending from finance theory. I built my understanding deal by deal, division by division, over 17 years of senior leadership in environments where getting it wrong had real consequences.

Over 20 years building and running lending divisions across regional banks — residential mortgage, small business lending, credit risk management, and portfolio oversight. This is where the foundation was built: understanding underwriting from the ground up, managing teams at scale, and developing the judgment that comes from seeing thousands of loan scenarios across different market conditions. Proximity to real estate investor financing deepened here — and so did the understanding of where conventional lending consistently falls short.

What you can expect

When you submit a deal through Viador Partners, I review it personally. Not a call center, not an automated system — me, looking at the property, the structure, and what financing approach actually makes sense for your situation.

I work with a small group of direct lender partners — which means I have direct relationships with the people making decisions on your deal, not just access to a rate sheet.

For deals that fit our direct origination criteria, we move fast. For deals better served by a specific lender partner, I broker to the right fit and stay involved. For deals that aren't the right structure or don't pencil — I'll tell you that clearly, and usually explain why, so you understand what would need to change.

But financing is only one dor. When you work with Viador Partners, you get access to my full network — the people I've built relationships with over two decades who I trust to do right by an investor. You shouldn't have to start from scratch finding a realtor who understands investment deals, an insurance broker who knows landlord coverage, or a title and legal team that's closed hundreds of investor transactions. The institutional background matters here. I've seen what good underwriting looks like from the inside. I know what a lender is actually looking for, and I can tell you honestly whether your deal is there before you've wasted time on a full application.

The goal isn't to close every deal — it's to be the person investors and their advisors trust to give them a straight read on their financing options. That reputation takes years to build. I'm not going to compromise it by overselling a deal that doesn't work.

Business Purpose Lending is where I've chosen to focus Viador Partners' energy — not because it's the only thing I do, but because it's the area of greatest unmet need and the least well-understood by the investors who could benefit most from it.

The investors who benefit from BPL aren't fringe cases. They're serious, active real estate investors who have simply run up against the structural limits of a consumer lending system that wasn't designed for them. The conventional mortgage was built for someone buying one home to live in. BPL was built for the investor buying their seventh, or their first one through an LLC, or the one where personal income just doesn't tell the full story.
