DSCR compares expected rent with housing expense. Property type, rent, taxes, insurance, association dues, loan amount and transaction purpose shape the program path. Guidelines vary by lender and program.

No U.S. tax returns on most programs

Most programs review rental income rather than U.S. employment or tax-return income. Many provide paths without U.S. credit history or an SSN; an ITIN does not itself prevent review.

Purchase or refinance

Submit purchase, rate-term or cash-out scenarios. Property type, use, state and requested loan amount are reviewed together.

Living abroad or in the U.S.

Borrowers living abroad and those living in the U.S. on a visa can submit. Residency affects documents, credit references and funds-transfer review.

A U.S. LLC can be part of the structure, but its ownership chain matters. Programs may treat an LLC owned directly by individuals differently from one owned by a foreign company, holding company or trust.
